What This Site Is

Dubai Real Estate Complaints is an independent investor documentation platform. It publishes factual, evidence-supported accounts of investor disputes in the Dubai real estate market. It is not a law firm, not a campaigning organisation, and not a consumer review site. It exists to create a structured, publicly accessible record of investor experiences that would otherwise remain fragmented across private correspondence, closed WhatsApp groups, and unresolved regulatory filings.

Why It Exists

Dubai's off-plan property market has attracted investors from across the world, drawn by projected returns, internationally recognised hotel brands, and a regulatory framework that was designed to protect buyers. In practice, the gap between what was marketed and what investors have received is often significant, and the mechanisms available to investors seeking redress are limited, slow, and weighted in favour of developers. This site documents that gap, not to litigate it, but to make it visible.

Editorial Standards

Every case published on this site meets the following criteria before publication:

Cases are supported by primary documents: sale and purchase agreements, payment records, statements of account, DLD registration records, or official correspondence. The investor's account is attributed as such and distinguished from documented facts. No conclusions are drawn that are not supported by the evidence cited. Developers named on this site are at all times invited to submit a right of reply. No response received is documented as such, with the date.

What We Publish and What We Do Not

We publish: investor accounts supported by verifiable documents; publicly available court verdicts; analysis of publicly available UAE law; and factual records of developer communications and public statements.

We do not publish: unverified allegations; the personal details of investors (investors are referred to throughout as “the investor”); unit numbers or identifying information; private legal correspondence; or the names of legal representatives.

How to Submit

Investors with documented experiences of Dubai real estate disputes are invited to submit their accounts using the submission form at dubairealestatecomplaints.com/submit. Submissions are reviewed before publication. Not all submissions will be published. Priority is given to cases supported by primary documents.

This site is independently operated. It has no affiliation with any law firm, developer, real estate agency, or regulatory body. It does not accept advertising. It does not receive payment from any party in connection with cases it publishes.
